Welcome to the new website. This has been long overdue and has taken three months to complete. The public area of the site has seen small incremental updates and revisions while the backend and Tenant password protected areas have seen huge updates.

Lincoln Apartments New Tenant Packet

Please read and use this information.

First off on behalf of all of us here at Lincoln Apartments, we would like to say, Welcome! Thank you for choosing our property for your new primary residence. We wish you health and happiness in your new apartment and look forward to serving you while you are residing here.

Prior To Move In
The very first thing you should schedule prior to your move in date is your utilities. Each resident is responsible for their own electricity usage. All you need to do to is either call Austin Utilities or visit their web site to set up your account.

Be sure to have your address and apartment information handy. If you have had utilities in your name before, be sure to have a letter of credit from that utility company otherwise you may have to leave a deposit with Austin Utilities.

You may also want to schedule a day to have your cable set up. Charter Communications offers cable, high speed internet, and/or local and long distance telephone service. To find out more information on their bundles please click on the Charter link.

You may need only local or long distance telephone and/or DSL service. CenturyLink Communications offers these services and you may click on their link to find out more information.

Day of Move In
Please be careful when you are moving into your apartment to prevent either you or your mover(s) from damaging the exterior and/or interior doorways, hallways, and grounds of the building. You are responsible for any damages to hall(s), door(s), floor(s), the grounds, etc., so please be careful of them as you would your own items. Thank you.

Whenever moving items in or out of the building, please do not leave any exterior doors open to the weather. This is especially important during the heating season (i.e. whenever temperatures are below 50 degrees Fahrenheit) but also during other seasons so that any flies, bugs, birds, etc. do not enter into the building.

Today would be a good day to check to be sure that you are parking in your assigned parking place. If you have any questions about where to park, please call the office at the number listed below. Remember that you must move your vehicle(s) whenever we are clearing snow from the parking lots. You may want to read more about this after you have logged in and click on the Parking Policy Page.

The North Entrance to the building off of the alley is locked at all times. Be prepared to have your outside door key available to open that door. The South and East Entrances are on timers and they will unlock around 8:00 a.m. and lock around5:30 p.m. Do not leave the apartment building without your outside door key as you may become locked out.

After you Have Moved In
Please remember the your rent payment is due ON OR BEFORE THE 1ST DAY OF EACH MONTH. This means that your payment should be in the payment box by 8:00 a.m. on the 1st, even if the 1st falls on a weekend, otherwise you will be charged a $ 35.00 Late Fee. If you know that you will be late paying your rent, please call the office and lets us know of your situation, that will be greatly appreciated. The payment drop box is located just outside the Laundry Room and directly across from the Coke soda vending machine.

The Laundry Facilities are located on the western end of the building. If you are entering the building from the South Main entrance walk straight ahead, open the fire door and turn to the left. If you are entering the Building from the North Entrance, walk down the hallway approximately 25' and turn to the right.

The Garbage service is picked up every Friday, usually in the afternoon hours. If those days are a Holiday, the garbage service will be picked up one (1) day later.

Over the weekend is when the dumpster fills up rapidly. If the dumpster is full please wait until the next pick up to deposit your garbage. Thank you. Only normal household waste is permitted in the dumpster, if you have oversized items, please call Waste Management to pick up your item(s). You are responsible to pay for the disposal fees which are very reasonable.

Emergency Preparedness

Fire

In the event of a fire emergency, please exit the building the moment you either hear any smoke or Co2 detector alarm, or smell smoke anywhere in, around, or near the apartment building. Please look for the Red Exit Light Signs as they will lead you to an exit.

If the fire trucks are not already on the scene, please call 911 and notify them of the fire.

Fire Extinguishers are provided in the common hallway outside your apartment next to an EXIT sign.

No Electrical Power

In the event the building loses electrical power, please remember the following items. The outside doors will automatically revert to a locked position. You will still be able to exit the building, but upon entering you will have to use your outside door key. This is for your safety. The hallways should be lit automatically by the emergency lighting located just above the exit lights; go to the source of the light as this should lead you to exit the building.

Tornado Warning(s)

In the event of a Tornado warning, go out into the hallway and go to the very lowest level that you can find and in an area that is away from windows. Wait until the All Clear Signal is given and then you may return to your apartment.

Recycling Information

After you have moved in you are probably wondering what to do with all the excess Cardboard boxes. You may take these and any other excess Cardboard boxes to the Mower County Recycling Center. Also any newly purchased items that are contained by a large cardboard box, please take those boxes to the Mower County Recycling Center as well. The Recycling Center is only 3 blocks away (1111 8th Ave. N.E.) and you can drive right up to it and drop off the Cardboard items.

Lincoln Apartments is proud to offer an on-site Recycling Drop Off that is provided for your use on the NORTH side of the building, located right next to the alley light pole. Recycling not only helps save the planet by reducing waste, it saves on the garbage bill as well.
